Luxury Self Catering Holiday Cottage
Our luxury self catering holiday cottage is located in the heart of the Peebleshire countryside, around a mile from the village of West Linton. The local area is steeped in history from prehistory right through to the Romans and the Covenanters of the 17th century.
In Spring 2014 the Dykes family hosted the BBC2 series Lambing Live which was presented by Kate Humble and Adam Henson. This was a very exciting year for us and helped promote the beautiful Peebles-shire countryside as well as giving an insight to life on a busy stock farm. Our dogs Doug and Jess became the stars of the series!
If you're after a fun-packed holiday, there's plenty of options for you. Historic walks through the countryside and ancient architecture, or something more extreme like hot-air-ballooning or mountain biking at Glentress, or maybe you want to use the cottage as your base for a fishing holiday.
For the more relaxing holiday, there's a wide selection of walks in the vicinity and plenty of exploring to be done. The cottage is a mile from the nearest neighbour, so you'll be assured of a peaceful experience.

Terms and Conditions of Let
Guests must agree to the following regarding their booking of Hardgatehead Cottage.
1. To limit the number of people occupying the property to 6, unless by prior consent with the owner.
2. To pay 50% deposit on booking, with the balance payable 5 weeks before the start of the holiday. If booking is made less than 5 weeks before the start of the holiday please send or otherwise arrange to pay the full rent at the time of booking, having first checked the property can be reserved for you. Failure to pay the balance of rental charges by the due date (35 days prior to arrival), will result in the owner treating the property as available for re-booking.
3. To accept that a completed booking form agreed by both parties is a binding contract and that any subsequent amendments must be agreed by both parties in writing.
4. To notify any cancellation in writing and pay any monies due. If the accommodation is re-let at the full rate, a full refund, less an administration fee of £25 per week, will be made. If at a lesser rate a partial refund will be made. If not re-let then no refund will be made. To safeguard against cancellation charges & other unforseen eventualities we stongly recommend Cancellation Insurance.
5. To accept that should the property, subsequent to booking, become unavailable through any cause, the owners liability is limited to the repayment of rent already paid.
6. To accept that although guests are usually welcome to explore the farm and watch farm activities, there may be times (mainly for reasons of animal or human welfare) when access to farm sheds/farmlands/surrounding hills may need to be restricted or even prohibited. Providing that the accommodation itself is still available, no rental rebates would be given in such circumstances.
7. To keep any pets, under strict control at all times and accept liability for any damage caused. Dogs must be house trained and are not to be left alone at any time in the accommodation, but use the kenneling in the boiler shed. Animal hairs to be removed from carpets and dogs are not allowed onto the furniture. Any fouling within the cottage boundary should be cleared.
8. To accept that the responsibility for the personal property of guests occupying the accommoadation is solely theirs. All vehicles are also left at the guests' risk. Also guests agree to absolve the Property Owner of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any cause whatsovever.
9. To use the property solely for its purpose as self-catering accommodation and to accept the owners' right to refuse to hand over the property to any person deemed unsuitable to take charge. Causing a nuisance or disturbance to neighbours, unreasonable behaviour or disrupting the running of the farm may result in the owners' asking guests to leave.
10. To allow the owners or agents access to the property at all reasonable times.
11. To be responsible for shutting all external doors and appropriate windows and securing the property when absent or sleeping.
12. To respect and look after the accommodation during their stay and to leave the property clean and tidy, with full inventory. Also to take responsibility for minimising the fire risk.
13. To reimburse the owner for any breakages, loss or damage, other than those due to wear and tear. Also to accept the owners discretionary £25 charge for extra cleaning if the property has been left in an untidy mess.
14. To agree not to sub-let or re-assign the property to another person or persons without the owners' permission.
15. To vacate the property by 10.00 hrs latest on the final day of let, unless otherwise agreed with the owners. Failure to vacate promptly may incur a minimum penalty charge of £10, or more, depending on the degree of inconvenience to owners/incoming guests. Guest arrival time is from 16.00 hrs onwards.
16. To respect that this accommodation is strictly non smoking. Guests discovered to abuse this will be asked to leave. If it is discovered guests have been smoking upon cleaning the property, an extra cleaning charge of £50 will be applicable.
Local Amenities
West Linton
The nearby village of West Linton is approx 35 mins walk (off road) or 5 mins by car, and downhill if you're cycling! The village can supply most of your daily requirements (other than petrol and DIY products!).
Eating Out
We have three very good eating places, one is also the village pub, one does high quality 'take aways', the other offers BYO.
Shops and Services
We have a good post office, two hairdressers - one with a beauty salon, co-op, newsagent, chemist, bookshop and some gift shops, as well as a good garage. Nearby at Lamancha (10 mins drive) Whitmuir Organics have a great farmshop. They are opening a new building in December to house their expanding shop and to incorporate an art gallery and restaurant.

Historical Places of Interest
The area surrounding the cottage is steeped in history and all within walking distance; from prehistory right through to the Romans and the Covenanters of the 17th century.
- The Roman Road that the cottage is situated on was main Edinburgh to Lanark route. In use for many centuries before the A702 was opened in 1834.
- Covenanters Graves. On nearby Easton.
- Bronze Age cist cemetery relocated to golf course area after being uncovered at West Water reservoir in drought of 1993.
- Prehistoric Burial Cairns on walk from Dolphinton back to West Linton via Garvald/North Slipperfield.
